Buying your first home is exciting, and it can also feel like a lot at once. Since 1985 we have walked many first-time buyers through the process here in the Somerset Hills, and the ones who feel most confident are rarely the ones who move fastest. They are the ones who prepared.
Here is the checklist we share with first-time buyers, from the first budget conversation to the day you get the keys.
1. Know Your Numbers Before You Tour
Before you fall in love with a house, get clear on what you can comfortably afford every month, not just what a lender may approve. In New Jersey, property taxes are a meaningful part of the monthly picture, so look at the full payment: principal, interest, taxes, homeowner's insurance, and any mortgage insurance.
Set aside funds for more than the down payment. You will also want money for closing costs, inspections, moving, and the small projects every new homeowner discovers in the first few months.
2. Get Pre-Approved, Not Just Pre-Qualified
A pre-approval means a lender has actually reviewed your income, assets, and credit. In a market where the best homes still draw attention, a solid pre-approval tells a seller you are serious and ready.
Ask your lender about first-time buyer options, too. The New Jersey Housing and Mortgage Finance Agency (NJHMFA) runs a Down Payment Assistance program for qualified first-time buyers. According to NJHMFA, it currently offers up to $15,000 in Somerset and Morris counties. It is a forgivable loan that must be paired with an NJHMFA first mortgage, and income and purchase-price limits apply. NJHMFA generally treats you as a first-time buyer if you have not owned a home in the previous three years. Program terms change, so confirm the details with an NJHMFA participating lender.
3. Define What "Home" Means to You
The Somerset Hills are varied. A village home within walking distance of a train station is a very different life from a house on a few wooded acres down a long driveway. Before you start touring, write down:
- Your must-haves and your nice-to-haves
- Commute needs, including access to NJ Transit's Gladstone Branch or to I-287 and I-78
- Whether you want to walk to town or prefer privacy
- How much renovation you are truly willing to take on
4. Tour With a Plan
When you visit a home, look past the staging. Notice natural light, road noise, the slope of the lot, where water might drain, and how the rooms actually work for your day-to-day life. Ask whether the home has public water and sewer or a private well and septic system. Both are common in our area, and each comes with its own inspections and upkeep.
5. Make a Thoughtful Offer
Your offer is more than a price. Deposit amount, financing terms, inspection contingencies, and closing timing all matter to a seller. We will help you put together an offer that is competitive without leaving you exposed.
6. Understand New Jersey Attorney Review
New Jersey has a step that surprises many buyers from out of state. When a real estate licensee prepares a residential sales contract, it includes a three-business-day attorney review period. During that window, either side's attorney can review the contract, propose changes, or cancel it. Weekends and legal holidays don't count. Line up a real estate attorney before you make an offer so you are not scrambling once the clock starts.
7. Inspections, Appraisal, and Closing
After attorney review, you will typically schedule a home inspection and any specialty inspections, such as radon, a well, septic, or oil tank sweeps. Your lender will order the appraisal, and your attorney and title company will work toward closing. Stay in close touch with your lender, avoid opening new credit, and keep your paperwork organized.

Your first home does not need to be perfect. It needs to be a good fit, bought with a clear plan. With preparation, the process becomes much more manageable, and far more enjoyable.
